The internal walls are made of tongue-and-groove slabs, in the bathrooms - from hydrophobic tongue-and-groove slabs. The loggias will be glazed with aluminum profiles, and double-glazed windows will be installed in the apartments. Entrance doors are metal.

The project shares one construction site with the Summer Garden residential complex from the Etalon Group of Companies. On my first visit, I couldn’t figure out where the buildings of the “Gorod” residential complex were and where the “Summer Garden” was. Therefore, upon returning home, I went to our website in the section of panoramas of new buildings and from a bird’s eye view I already had a good look at where the “Summer Garden” begins and ends, and where the “Gorod” residential complex adjoins it. I advise you to do the same, from the ground, if you stand on Dmitrovskoye Highway, right behind the fence with the Summer Garden banners, the buildings of the Gorod residential complex rise. This is very confusing.

And now a little history - about what happened at the construction site of both new buildings. Previously, there was VISKHOM - Research Institute of Agricultural Engineering named after V.P. Goryachkin. On the territory there was an institute building (an interesting building from an architectural point of view), several different buildings (warehouses and hangars), an apple orchard and a monument to institute employees who died in the Great Patriotic War.

VISKHOM was founded in 1928; in Soviet times it was very popular - various agricultural equipment was developed here. However, after the collapse of the USSR, things went poorly for VISKHOM, and now, as part of the program to remove industrial zones, they decided to build up the territory with housing.

I read on the forums that residents were not very happy about the construction under their windows, some even wrote appeals to the district government, but in the end the institute building and other buildings were demolished, and the construction site was divided between 2 developers: Grad Invest LLC and Etalon Group of Companies " The first began the construction of the “Gorod” residential complex, the second began to build the “Summer Garden” residential complex.

Ecology

Speaking of the garden. A three-minute walk from the new building there is a beautiful garden - Angarsk Ponds. Although on the maps this green zone is named either Dmitrovsky Park or VISKHOM Park. Angarsk Ponds are located between Sofya Kovalevskaya Street and 800th Anniversary of Moscow Street, towards the Khovrino railway station.

The park is beautiful, I walked in it for about an hour, and I didn’t want to leave. I read on the forums that this used to be a territory closed to walks and belonged to VISKHOMOY. Experimental varieties of apple trees and other plants were bred there. Only in the 90s of the last century the park was opened to everyone.

Today it is an island of relaxation for residents of the Dmitrovsky district. There are a lot of trees, 2 ponds with ducks (see photo), there are tennis courts, volleyball courts, table tennis tables, playgrounds for children of all ages, work out areas for sports. During my walk, I even came across a children’s cafe “Domovenok Kuzya” and saw a trampoline.

The park is being looked after, elements of the playground were being tinted before my eyes, it was noticeable that trees had recently been planted, a tractor was driving along the shore of one of the reservoirs and preparing paths for laying paving bricks. In short, this is a great place where you can come in the evening after work and sit on a bench by the pond, or on the weekends do some sports with the whole family. I read a lot of fears on the forums that new residents will occupy this beautiful park and it will turn into one big kebab shop. This will not happen: lighting a fire in the park is strictly prohibited.

The map also showed me several factories nearby: Mashintek (metalworking plant), Tempo factory (stone products), metal structures factory. Judging by the websites of these enterprises, they are all operating. At the request “ecology Dmitrovsky district of Moscow”, search engines gave me several publications confirming the industrial image of not only the district, but also the district as a whole, I will quote: “Many of the enterprises operating here operate using old technology, without modern “green” filters, which and affects environmental pollution.”

Another minus is Dmitrovskoye Highway. This is a major transport artery, the Gorod residential complex is being built at the intersection of the highway and the street of the 800th anniversary of Moscow. The air at the intersection of these highways is very dense and heavily polluted.

Who is building?

The developer of the Gorod residential complex is Grad Invest LLC. The project website says that this company is part of the Grad group of companies. A search on the Internet immediately gave me the website of the Grad Group of Companies, only in the “Projects” section only the Research Institute of Emergency Medicine named after them appears. N.V. Sklifosovsky, which surprised me beyond words. It turned out that the Grad Group of Companies carried out major renovations there in 2012. In general, the website says that the areas of activity of the Grad Group of Companies are very diverse: these include design and survey work, electrical installation work, repairs, and construction.

However, if you look at the project declaration, you can see that Grad Invest LLC was registered on May 13, 2015, and the developer is located in the city of Krasnogorsk, Moscow region. In a word, the company was created for the project (the same project declaration states that the start of the preparatory stage of the “Gorod” residential complex is the third quarter of 2015). The founders are two individuals; the relationship with the Grad Group of Companies cannot be traced from the documents.

Also among the project participants on the complex’s website, Stroytrest LLC appears as a general contractor. Unfortunately, the name is very common, I never found the site. But it turned out that this company took part in the construction of such projects as the residential complexes “Krasnogorsky”, “Leningradsky”, “New Village”, etc. That is, the contractor has considerable experience in the construction of residential complexes.

The Prospect design studio is responsible for the architectural appearance of the Gorod residential complex. The complex’s website says that “the workshop carries out a full range of work on the design of new buildings: residential, public and industrial.” The Prospect website could not be found.

SPC “Leader” is indicated as the designer. I found the site instantly, in the “Our objects” section I did not find the “Gorod” residential complex, but there are many other examples that indicate that the company really has a large portfolio of developed projects (and not only residential buildings).

And finally, the exclusive seller of the project is NDV-Real Estate. Unlike the developer, this is a very well-known real estate agency, has been working on the market for a long time, sells both new buildings and secondary housing, and is an investor in some projects. I have already “bought” apartments from NDV-Real Estate more than once, the service has always been quite good.

Reliability of the developer - 7 out of 10 points

It is very difficult to assess the reliability of a company that was created for the construction of a project just a couple of years ago, and therefore has no experience, as well as a large developer behind it. However, almost 2 years have passed since the start of the Gorod residential complex, one of the three buildings is almost ready, the other two are actively being built. A well-known seller and a contractor with extensive experience add weight to the project, which gives me reason to rate the reliability above average.

Ways-roads

The Gorod residential complex is being built in the south of the Dmitrovsky district, where it borders the Beskudnikovsky district. The site is located between Dmitrovskoye and Korovinskoye highways, which immediately helps car owners navigate and understand how to get to the Gorod residential complex from the center or from the project to the region.

By the way, the booklet says that the distance from the complex to the Moscow Ring Road is only 3 km, and therefore the journey by car to the ring road will take 10 minutes. I would still make allowances for traffic jams. To travel towards the center, you can also use the street of the 800th anniversary of Moscow, turn off from it onto any highway (they eventually intersect, and Korovinskoye becomes Dmitrovsky), and then the exit to the Third Transport Ring is not far away.

As for pedestrians and trips to the center, there are several options: either the Beskudnikovo railway station (to the Savelovsky railway station or the metro station of the same name), or the Khovrino railway station (to the Leningradsky railway station or the Komsomolskaya metro station), or get by public transport to the Petrovsko-Razumovskaya metro station (buses 167, 206m, 685m), or to the Altufyevo station (294m, 92), or to the Rechnoy Vokzal metro station (857m). In a word, the elbow is close, but you won’t bite.

Personally, I visited the Gorod residential complex both times, traveling from the Beskudnikovo railway station on foot. It is 2.5 km or about 20-25 minutes. The fare cost me 64 rubles (round trip), the travel time from the Savelovsky station (the Savelovskaya metro station is also there) is 25-30 minutes, the trains run very often. The distance from the complex to the Khovrino railway station in the Leningrad direction is approximately the same, but trains run there much less frequently.

By the end of this year, approximately 2.5 km from the Gorod residential complex, where Korovinskoye Highway merges with Dmitrovskoye, the Seligerskaya metro station will appear. According to the latest data on the World Wide Web, escalators are now being installed there, which gives hope for the implementation of plans for the opening. But the distance from Seligerskaya will be the same as to the Beskudnikovo railway station, which means you will have to go to it either by bus or walk 20-25 minutes.

In 2020, another metro station will appear very close to the Gorod residential complex - “800th Anniversary of Moscow Street”. This became known for sure only a couple of months ago, although the information was posted in booklets and on the complex’s website a long time ago. In short, in the future it will be very comfortable for pedestrians to get to the city center, but for now either on foot (if the weather is good) or by bus.

Transport accessibility - 7 out of 10 points

For car owners, everything is fine right now (adjusted for traffic jams). Pedestrians will not gain anything from the opening of Seligerskaya this year, because today they have to spend exactly the same amount of time getting to any metro or railway station. But in the future (in 3 years) it will be possible to evaluate this point to the maximum.

Social and cultural life

“The opportunity to find everything you need close to home, without leaving the residential complex, turns from a dream into reality thanks to the competent use of every square meter of the territory,” the website of the new building tells us, as if hinting at why the complex is called “City.” The developer promises to build 3 kindergartens as part of the project: one free-standing and two built-in and attached (in building No. 2 in sections 4 and 5, and in building No. 3 in sections 2 and 3).

The booklet reports that near the Gorod residential complex there are more than a dozen schools, 20 kindergartens, education centers and gymnasiums. Well, the map really showed me a lot of schools, for example, school No. 1121 is right opposite the Gorod residential complex - you just need to cross the street of the 800th anniversary of Moscow. Near the Angarsk Ponds park there is school No. 771, and towards the center there is a music school.

The picture is similar with kindergartens. The nearest one (No. 1026) is separated from the Gorod residential complex by one of the houses (towards Sofia Kovalevskaya Street). Across the road there is kindergarten No. 1486 and kindergarten school No. 849, as well as the Panda children's club. It is difficult to say how full all these institutions are, but the children's infrastructure in the location is truly abundant. Looking ahead a little, I will also say that a school for 800 students and 2 kindergartens will appear in the neighboring Letniy Sad residential complex.

What about medicine? Overall everything is good. In the immediate vicinity of the residential complex, however, the map did not show me either a clinic or a hospital, i.e. You can't reach it on foot, but there are many different medical centers in the area. The nearest clinic (No. 138) is located behind the Angarsk Ponds park; Yandex.Maps says that it is 20 minutes or 1.5 km away. About the same place as Invitro, where you can get tested, a 15-minute walk to the eye microsurgery center named after. Fedorov, half an hour from the regional children's hospital.

Now let's see what's going on with the retail infrastructure and entertainment. The first floors of the Gorod residential complex will be given over to small businesses: bank branches, beauty salons, pharmacies, etc. will open there. In total, 41 premises were designed (according to the project declaration) for all 3 buildings.

However, already now future residents of the Gorod residential complex have a place to buy groceries: there is a large RTS shopping center nearby, which has a supermarket, a bowling alley, and much more. Right behind him is Pyaterochka. In the direction of Angarsk Ponds I saw another supermarket and other service facilities.

Infrastructure - 9 out of 10 points

The residential complex is being built in a residential area: I walked around the construction site around the perimeter, and everywhere I came across various shops, flower stalls, pharmacies, tire shops, cafes and small restaurants. Everything is fine with medicine and entertainment too. The highest score can be given when the project has its own shops and consumer services - then the new residents really won’t even have to leave the residential complex.

Internet intelligence

The registered website of the Gorod residential complex is easy to find. It makes a good impression, but, to be honest, I have seen better sites. In short, it is not very informative. The site greets with the phrase “Seligerskaya metro station” 10 minutes on foot. Opening in 2017” - the station will actually start operating this year (the authorities confirm this), but it’s a 20-minute walk to it, as can be seen from Yandex.Maps. The site further reports that prices start from 4.6 million rubles - this was the cost of housing at the start of sales, now (mid-May) there are no apartments cheaper than 5 million.

In general, the description of the project is quite sketchy - how many buildings does the project include? How many floors do they have? How many apartments will appear within the residential complex? What technology is it used to build? The booklet helps you find your way a little, but you need to get it from the sales office. Therefore, I took the description of the “Gorod” residential complex completely from the project declaration.

Now about the positives. There are webcams (two), both show the picture perfectly. One is installed somewhere on the roof of a house on the street of the 800th anniversary of Moscow, the second is much closer, so it shows the work on the buildings in more detail.

There is aerial photography (as of mid-May, shooting on the website from February), it shows buildings, nearby infrastructure and transport arteries. The neighboring residential complex "Summer Garden" was blurred, I even thought at first that it was a shooting defect, and only then I realized that in this way they hid a competitor.

You can select an apartment only from the list, specifying the area, price and other parameters. There is a master plan, but, unfortunately, you cannot choose an apartment on it. All prices for apartments and parking spaces are indicated. In the “Location” section, the map clearly shows the construction site, objects nearby and describes 2 options, how to get there by car, and how to get there by public transport from the metro. However, for some reason the route from the railway stations is not indicated, although it is also convenient and understandable.

In the “Mortgage” section the names of banks providing loans are not indicated; they are designated as “Bank 1”, “Bank 2”, etc. It looks strange. The “Project Participants” section helps to understand who is responsible for what and what relation they have to the residential complex. What I was most pleasantly surprised by was the “Documents” section - all project declarations, amendments to them, as well as templates for equity participation agreements and construction permits are posted there. Commendable openness! (It would be great if the banks weren’t hidden either).

The project page is also on the website of the exclusive seller - NDV-Real Estate. It almost completely duplicates the information from the website. There is also a brief description, a brochure about the LCD (not exactly the same as the booklet, but similar), there are buttons for both web cameras, aerial photography and showrooms, minimum prices, a section with permitting documentation, etc. For some reason, the deadline for submitting the Civil Code is indicated as the second quarter of 2018.

On the forums they discuss the location (will the gas station and car dealership remain next to the residential complex or will they be removed), the opening of the metro station (both Seligerskaya and the 800th anniversary of Moscow), whether it is good or bad to have an apartment with panoramic windows, they are monitoring the volume The housing that the developer puts on sale is compared with its neighbor - the Letniy Sad residential complex. Many are confused by the high prices for parking spaces (1.4 million rubles), and people are looking for cheaper garages in the location. Others are discussing the disadvantages of merging the street of the 800th anniversary of Moscow and the North-Western Expressway - whether there will be heavy traffic, because now there is already active traffic flow near Dmitrovskoye Highway.

Both the registered website and the new building page on the seller’s website give a good idea of ​​the project. However, you can’t do without calling the office - the names of the banks providing mortgages are not disclosed, and you can only learn about construction technology in detail from the project declaration.

Housing geometry

Each section is designed with 2 elevators: one passenger and one freight. There are from 4 to 6 apartments on the floor. A few words about apartment photography. Of course, the majority of apartments in the Gorod residential complex are one-room apartments, there are 692 of them, or almost 42%. There are 43% of two-room apartments in the complex, 13% are “three rubles”, and the remaining 2% are 4-room apartments (there are only 29 of them).

In general, I liked the layout - spacious kitchens, large loggias (3-4 sq. meters), there are two-room apartments to choose from, both linear and hinged. In 1-room apartments there are very small hallways; you can install a wardrobe, but with difficulty (if you move the wall), but there is a large bathroom (3 sq. m).

In 2-room apartments there is already a separate bathroom (1.48 sq. m. and 3 sq. m.), kitchens from 10.5 sq. m. m, 8-meter halls. “Treshki” and 4-room apartments are almost identical in housing geometry - these are end apartments, differing only in the area of ​​the rooms and bathrooms (in 4-room apartments it is 1.7 sq. m and 3.8 sq. m). Everywhere on the plan, load-bearing walls are indicated by a thick line, and interior walls are indicated by a dotted line, so they can be moved as desired.

The layouts are simple, without complex, semicircular or broken shapes. All rooms are either standard rectangles, or closer to a square, so furniture can be arranged without problems. Large windows are drawn on the plan, or there may be 3 small windows in a row in one room. It seemed to me that there should be enough light in the rooms.

Layouts - 9 out of 10 points

In my opinion, the layouts are almost perfect. Fans of semicircular walls or triangular rooms will have to look elsewhere. The geometry of housing in the Gorod residential complex is simple, understandable and fully meets comfort class standards. I'm only deducting a point for the uncomfortable hallways in some apartments, where you'll have to think about how to place the closet.

How much?

At the start of sales, you could buy an apartment in the Gorod residential complex for 3.9 million rubles. On the website, as I wrote above, there is still an inscription “from 4.6 million rubles”, but in reality there are currently no offers in a new building cheaper than 5 million rubles. It turns out that since the summer of 2015, apartments in the project have risen in price by 1 million rubles. Agree, not bad, especially now in a crisis.

The closest competitor of the Gorod residential complex is the Summer Garden residential complex, with which the hero of our investigation shares the development territory. There are studios in the Letniy Sad residential complex, so the prices advertised are much lower - from 3.6 million rubles. At the time of my first visit to the sales office, there were such offers, but 2 months later, when I visited the sales office for the second time, there were no offers cheaper than 5 million rubles. Thus, the prices for apartments in both new buildings are approximately the same.

Recently, MR Group launched the Seliger City residential complex on the market. It will appear where the Seligerskaya metro station is soon to open, i.e. at the confluence of Korovinskoye and Dmitrovskoye highways. At the start of sales, buy a studio apartment with an area of ​​25.3 square meters. meter was possible for 3.9 million rubles (deadline: 2nd quarter of 2019). It can be seen that the cost here is much higher than now in the Gorod residential complex, because... Soon there will be a metro within walking distance.

The secondary market in the Dmitrovsky district offers one-room apartments with an area of ​​30-35 square meters. meters at a price of 4-4.5 million rubles, “kopeck piece” with a footage of 50 square meters. meters for 6-7 million rubles, 3-room apartments cost 9-10 million (with an area of ​​70-80 sq. meters). However, almost all the proposals are in the old building with small kitchens.

The cost of apartments in the Gorod residential complex is quite adequate, in my opinion, for this location and construction readiness. In three years, when the 800th Anniversary of Moscow metro station begins operating next to the project, prices can be expected to rise here.

Sales office

Before the trip, I carefully studied the site and left a request for a call on it - they called me back in 10 minutes and explained everything in detail. The sales office is open from 9.00 to 20.00 every day without lunch. It’s not difficult to find: you need to move along the street of the 800th anniversary of Moscow towards Angarskie Ponds, the office is located almost at the intersection with Sofia Kovalevskaya street, it’s easy to notice - it’s bright.

True, I had to wait at the sales office - there was a small queue of two buyers, but they gave me tea and took me on a short tour of the model, where they talked about the second stage of construction, about which there is no clarity yet. I also noticed a small children's corner and a girl playing there.

Manager Anna selected the options that interested me (according to legend, I “bought” a 1-room apartment), showed me where the windows would go, spoke in detail about the transaction procedure, but then sent me to the mortgage manager Ilya, because... I only had 3 million rubles, so I couldn’t do without a mortgage.

Ilya, in turn, calculated my monthly contributions based on my financial conditions. Finally, they gave me business cards from both managers and a booklet in which I made notes during the process of “buying” an apartment. Now I know that a showroom has opened in the office; at the time of my visit there was definitely no information about it.

Service - 10 out of 10 points

The “submit a request” button on the website works, everything was explained politely and clearly over the phone, and the visit to the sales office was also very informative and useful. I can't find fault with the service.

How to buy?

You can buy an apartment in the Gorod residential complex with 100% payment, with a mortgage or in installments. The sale of apartments takes place within the framework of 214-FZ, an equity participation agreement is concluded with buyers (the template is available on the project website and on the new building page on the NDV-Real Estate website). The developer's civil liability insurance is provided (according to the project declaration) by Prominstrakh LLC. I checked the list of insurers accredited by the Central Bank and found this company in it.

The complex is accredited by 14 banks, including flagship ones, the minimum interest rate is 10%, and the monthly payment is 25,304 rubles, according to the seller’s website. He also has a “Mutual Settlement” or trade-in program, within which a potential buyer can be helped to sell an old apartment in order to purchase a new one in the “Gorod” residential complex.

In May there is a promotion: discounts on different formats of apartments with 100% payment, maternity capital or mortgage. For example, the discount on one-room apartments will be 5%, on two-room apartments and three-room apartments - 3%, on 4-room apartments - 2%. The website says that “a 12% discount applies to apartments from a certain list located in buildings 1, 2 and 3.” According to the manager, this offer is only for apartments, which are usually located on the second floor.

The purchasing procedure is as follows:

1. The buyer pays 140 thousand rubles for transaction support, NDV-Real Estate puts the apartment on reserve;

2. The buyer signs a loan agreement with the bank and waits for mortgage approval;

3. An equity participation agreement is signed with the developer;

4. The buyer deposits money for a letter of credit with the bank that provides him with a mortgage;

5. The DDU is registered with Rosreestr, after which the money is debited from the letter of credit;

If 100% payment is made, point 2 is excluded. 140 thousand rubles is a fixed amount that NDV-Real Estate takes from the buyer for selection, consultation, registration of the DDU and registration of ownership in the future.

As for the installment plan, it is interest-free and short - only for 6 months, the minimum deposit is 30%. It is possible to buy an apartment not from the developer, but from an investor under an assignment of claim, but this option excludes installments - only a mortgage or full payment for the apartment.

Purchase scheme - 8 out of 10 points

Everything is reliable and transparent, minus a point for an expensive agency agreement (140 thousand is a lot, as a rule, they charge from 30 thousand rubles for these services), another minus a point for a short installment plan, which is usually provided until the end of construction of the residential complex. Although this can be a positive thing: it means that the developer has plans to commission the residential complex ahead of schedule.

Summary

Residential complex "Gorod" is a small but attractive project. Prices have already increased since the start of sales, and in 3 years with the opening of a metro station within walking distance, I think they will rise a little again. Investors who were not afraid to buy an apartment on a foundation pit already have plus a million rubles.

Despite the unknown nature of the developer, the pace of construction is very encouraging: the NDV-Real Estate website says that all three buildings have already reached 80% completion. The first building is now being sheathed with insulation.

Huge advantages are that it is a populated area with a varied infrastructure, well-established public transport flows and, of course, the Angarsk Ponds park. A beautiful green area with ponds is a three-minute walk away. The choice of apartments is still good, especially in the third building.

Disadvantages: expensive agency agreement, lack of a metro station within walking distance, steep prices for parking spaces. That's probably all. Based on the sum of factors, the Gorod residential complex receives a solid “8” points.
